• we will contact you about any new property coming onto the market matching your requirements – by telephone or email

Viewing properties:

• once you’ve found a property to view, call or email us and we’ll find a suitable time for your viewing
• after every viewing we’ll call you – to see if we are on target with your requirements and so we can give feedback to the seller

Making an offer:

• when you are ready to make an offer on a property, simply let us know
• we will handle all negotiations with the seller for you
• South Wales Estates will let you know straight away whether or not your offer has been accepted
• there are several factors a seller will consider when deciding whether to accept your offer, including:
  • the amount of your offer
  • your current position (e.g. first time buyer, property to sell, sold subject to contract, etc)
  • whether you have taken steps to arrange a mortgage
  • any implications of the chain, if there is one
• we will confirm all offers in writing within one working day.

If your offer is accepted:

• we'll keep everything running smoothly by chasing sellers, solicitors, mortgage lenders and other estate agents in the chain and we’ll keep you informed every step of the way
• UTILITIES & BROADBAND : we’ll contact you when you are getting close to moving to offer assistance with setting up insurance, utilities, and broadband in a new home
